House Rules Please be advised that booking with us is a binding agreement. You hereby authorize the booking platform or host to charge for any House Rules violation(s). Quiet Hours 9:00 pm to 8:00 am. This means no music or loud conversation after 9 pm. $350 security charge if security is required to visit. No Partying or Excessive Noise Parties and/or excessive noise are strictly prohibited. The reservation may be immediately terminated, subject to platform enforcement, and a $350 security charge will apply. No Unregistered People All guests need to be present at the time of check-in. No visitors are allowed on the property. Capacity is two adults + two children or three adults + one child. However, the number of people approved on your reservation is the total number of people permitted on the property. For each guest entering the premises beyond what is on the reservation, the reservation may be terminated without refund, subject to platform enforcement, and a $350 security fee will be charged. Check-Out Check-out time is 10:00 am. Authorized late check-out may extend to 11:30 am only if approved in advance via platform messaging or the booking communication channel. Late check-out fees: Unauthorized late check-out (after 10:00 am) incurs a $150 security fee until 11:30 am. Unauthorized overstays beyond 11:30 am are considered an unauthorized extension of stay, may be subject to enforcement and removal with platform assistance, and incur a mandatory $350 daily base rate (no discounts). Unauthorized overstays do not grant possession, tenancy, or occupancy rights. Noise Monitor The property is equipped with a noise monitor (does not record audio). Disconnecting or tampering with the device results in a $200 reset fee. Safety & Security Devices The unit has a security camera at the front door pointed outward only, live when motion-activated. The unit also has a decibel meter. Disconnecting or tampering with any security device or Wi-Fi results in a $350 reset fee. No Smoking or Vaping No smoking or vaping of any kind — including balcony, landings, or anywhere on the property. The property and balcony are equipped with smoking detectors. Violations may result in immediate reservation termination, subject to platform enforcement. Lingering smoke odor incurs a $500 cleaning fee. Smoke, Carbon Monoxide & Fire Safety Equipment The unit is equipped with smoke detectors, carbon monoxide detectors, and a fire extinguisher. Guests may not tamper with, cover, disconnect, move, or misuse any life-safety equipment. Tampering results in a $350 reset and inspection fee and possible reservation termination. Minors Minors may not be left unattended inside the unit or in common areas, including pool or gym. Mail & Packages No mail or packages may be sent to this address. Furniture Guests may not bring air mattresses or rearrange furniture. Parking Parking is used at guest’s own risk. Follow all posted parking rules. Do not park in tandem, handicap, or fire spaces. Vehicles parked in violation of posted rules may be subject to towing by building management or parking enforcement. Parking permits must be returned — unreturned permits incur a $150 replacement fee. A Clean Home Is a Happy Home Excessive mess results in $69 per additional hour of cleaning. No Shoes Please Shoes must be removed at the door to maintain cleanliness. No Open Flames No candles or open flames of any kind. Accidents The Host assumes no responsibility for accidents, injuries, or illness during the stay. Energy Use Please turn off lights and air conditioning when leaving the unit. Permission to Enter – Maintenance Emergency or necessary maintenance may require entry. Notice will always be provided when possible. Sleeping Arrangements By booking, you acknowledge and accept the size and sleeping arrangements of the property as described in the listing. Locked Housekeeper Cabinets Locked cabinets contain supplies and lost-and-found items and are not for guest use. Accessing them is prohibited. Damage & Incident Reporting All damage, spills, stains, or incidents must be reported immediately via platform messaging or the booking communication channel. Failure to report may result in additional charges. Lost or Stolen Items The Host is not responsible for lost, stolen, or damaged personal belongings. Illegal Activity Illegal activity of any kind is prohibited and will result in immediate reservation termination, subject to platform enforcement, and possible notification to authorities. Amenities & Common Areas – Use at Own Risk Use of balconies, pool, gym, stairs, walkways, and parking areas is at guest’s own risk. Trash & Recycling Trash and recycling must be disposed of properly. Excess trash may result in additional fees. Linens & Towels No makeup, dye, pet use, or cleaning with towels or linens. Damaged items will be charged at replacement cost. False Alarms Any false alarms or emergency responses caused by guest behavior will be charged to the guest. Internet & Utilities Wi-Fi and utilities are provided as a convenience and may be interrupted due to service issues beyond host control. Early Check-In Early check-in is not permitted unless authorized in writing via platform messaging or the booking communication channel. Commercial Use No filming, photography, events, or commercial activity without written approval. No Tenancy This reservation does not create tenancy, residency, or occupancy rights. Right to Terminate Stay The Host reserves the right to terminate the reservation for any House Rules violations or safety concerns, subject to platform enforcement.

Guests have full access to the entire apartment, including the living spaces, kitchen, bedrooms, bathrooms, and private patio. Guests may also enjoy the building’s shared amenities, including a fitness center and outdoor gathering areas with grills and seating. Two small owner closets within the apartment are locked and reserved for the host.
